The latest data shows that nearly 45% of U.S. home sales in the rolling three-month period ending mid-Q3 involved seller concessions—a new high for this time of year since at least 2020. That’s up from about 43% a year ago, signaling how the landscape is shifting as more inventory and less competition tip some leverage back toward buyers. Concessions are coming in many forms, including assistance with repairs, help covering closing costs, and mortgage-rate buydowns, all of which give buyers more ways to reduce their total purchase costs beyond just negotiating a price cut. Notably, about 16% of homes sold during mid-Q3 combined a price reduction with a concession, creating additional opportunities for buyers to lower entry costs. In my experience across Georgia, South Carolina, and Florida, these trends have led to increasingly creative and flexible negotiations—something I always prioritize for my clients. As the market evolves, understanding the latest strategies and options can make a real difference in your real estate journey.
